What leasing options are available?

What are the qualifications - income, credit history checks, criminal history, rental history, etc.
Our application fee is $40 per applicant over 18 years of age. Upon application approval, an amenity/administrative fee of $0 and security deposit is due within 72 hours. Your security deposit is dependent on credit screening and starts at $500. At move in, prorated rent will be due along with any applicable pet fees.
Can I apply online?
No, rent is prorated at move in.
What fees/deposits are due upon applying? Moving in?
Rent is due on the first of each month, with a grace period through the 5th with no late fees. Rent can be paid with a direct debit from your bank account, debit or credit card via your online Resident Portal, or with check or money order at our office.
Do I have to pay first & last month's rent?
Yes. If rent is not paid in full by the 5th, a late fee of $75 applies.
When is rent due and how can I make my rent payment?
Our community requires residents to carry Liability Insurance of $100,000 through the duration of their residency. In addition, residents are strongly encouraged to obtain Personal Property Insurance through the duration of their residency since they are not covered by the community’s insurance policy.

Each apartment home includes one combination bathtub and shower.

Our community offers a variety of amenities including a swimming pool, playground, Clubhouse

Yes, pest control services are provided to all residents.
Are BBQ grills available year round? What kind of grills do you have?
Yes, we have 8 charcoal grills located throughout the community.

What is the smoking policy?
All interior areas including inside apartments and all amenity areas are 100% Smoke Free. Smoking is only permitted at least 25 feet away from buildings in designated smoking areas.

Do you allow pets? What is the pet policy?
We warmly welcome cats and dogs! There is a limit of 2 pets per apartment. We do not have any weight restrictions, but do have breed restrictions for dogs. Please inquire with the leasing team for more details.
What is the parking situation?
We have open parking for residents and guests.
What is the policy for snow removal?
We have an agreement with a local snow plowing contractor to plow and salt all parking lot areas. Our site Team is in charge of clearing and salting all sidewalk areas.
What is the procedure for moving out?
We require a 30 day notice of your intent to move out of your apartment. Once you give us that notice, we will explain all of the move out procedures to ensure a smooth transition.
